1. Tenant shall keep the premises (storage unit as well as the building) in good, undamaged condition. If Tenant creates damage he/she shall fix/repair at his/her own expense within 10 days of notice of such damage. Tenant shall report any leaks, damage to Landlord within 24 hours. 
2. Tenant shall not make any alterations to the storage unit and/or building without prior written approval by the Landlord.
3. Tenant shall not allow any noise or smell to escape the storage unit. Tenant shall not smoke inside the premises nor shall he/she keep any items in storage that emit cigarette smell or any other smell. Tenant shall not store any items brought from non-smoke free facilities.  
4. Tenant shall not drive a vehicle past the metal gates. 
5. Tenant shall not keep in the storage space any explosives, inflammable, hazardous, toxic or illegal substances or any animals or pets. Tenant’s obligation of indemnity as set forth below specifically includes any costs, expenses, fines or penalties imposed against the Tenant, arising out of the storage or use of any hazardous or toxic material by Tenant, Tenant’s agents, employees, invitees or guests. 
6. Tenant shall not assign or sublet the storage space. 
7. Tenant agrees to use the storage space only for the storage of property wholly owned by Tenant. No business operation is allowed. No workshop, gym, car repair shop operation, car parking, etc. is allowed. Storage can not be used as living quarters. Storage is to be used solely for the purpose of storing items. The building is monitored via security cameras 24/7. If Tenant violates this rule and uses the storage for any purpose other than storing items, Landlord will call the police and immediately remove tenant and his/her belongings from premises. 
8. Tenant shall always lock the premises after each use. Tenant shall not leave the premises unlocked and/or unattended for any period of time. 
9. Landlord shall have the right to enter the storage space for inspection or repairs with an advanced 24 hour notice. Landlord may enter the storage space at any time to remove and dispose of prohibited items or in case of emergency.
10. In order to end the lease Tenant shall give a written notice at least 30 days prior to the last day of renting the storage.
11. Upon move out tenant shall remove all his/her belongings and clean the storage unit. Tenant shall not leave any items behind, in or around the premises.
