Instructions

  1. All adult applicants including spouse, roommates, and co-signers must complete a separate application form.
  2. Attach proof of income for all applicants. For example : a copy of a current pay stub, W-2 or tax return.
  3. Attach a copy of photo ID for every applicant. For example : a driver’s license, passport, military or state ID.
  4. Incomplete or false information may result in denial.

Rental Criteria

Applicant may be denied for : 

  • Incomplete, misleading or false information on the application
  • Unstatisfactory, insufficient or unverifiable references from landlords, employers and/or personal references
  • lack of proof of identity and/or income 
  • eviction within the last 7 years
  • unverifiable or insufficient employment (<2 yrs at current job) and/or rental history (<5 yrs worth of history disclosed)
  • unfulfilled lease obligations
  • unauthorised occupants and/or pets
  • current or past balance owing for deposit, rent, fees or damages
  • history of late rent payments in the past
  • damage to the current/previous unit or property
  • lien, delinquency, collection, foreclosure or bankruptcy
  • monthly gross household income less than 3 times the stated monthly rental amount
  • applicant did not show up on time for the appointment
  • lack of renter's insurance

We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate. We do not accept comprehensive reusable tenant screening reports. Credit evaluation will be conducted using one of the consumer reporting agencies:

Landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, criminal history, except for registry information as described in

SMC 14.09.025.A.3, SMC 14.09.025.A.4, SMC 14.09.025.A.5, and subject to the exclusions and legal requirements in SMC 14.09.115

Screening Process and Fees

  1. Submit a completely filled out application with photo ID and proof of employment and income free of charge
  2. Make a payment of $19.95 per each adult applicant for credit evaluation via online invitation which will be sent out after you complete step #1.
  3. Provide proof of renter's insurance and put down a holding deposit within 48 hours once you are notified that step 1,2 are done - a holding deposit and a signed holding deposit agreement are required to reserve the rental property for Applicant until agreed upon move in date.

The types of information to be accessed:

Identification, credit, public records, rental history, residency address information, employment and income verification. Additional verification may be required.
